This session was full of investors who are serious about growing their property portfolios and building wealth. You could feel the lightbulb moments happening and people getting ready to make moves.

Government Shutdown Ends

One of the biggest stories this week was the official end of the U.S. government shutdown after 43 days, the longest in history.

Here’s what this means for real estate. Federal employees are back to paid status. FHA, VA, and USDA loans go back to normal speed. IRS transcript delays start clearing out. Appraisals, flood insurance, and income verification get back on track. When the federal systems that support lending start running again, buyers and sellers benefit immediately.

We’re finally seeing fresh inventory hit the market in Williston, Watford City, and the surrounding areas. After a slow summer, buyers have more choices than they’ve had in months.
