What actually happens at the August 29 open house?
You show up at 313 60th Ave W, just off Highway 2 on the west side of Williston, any time between 11:00 AM and 2:00 PM. No appointment, no pressure, no sales table blocking the door. The overhead doors will be open and you can walk the units yourself.
We are feeding people: smoked meat, chicken wings and sloppy joes. Grab a plate and enter the raffle while you are there. The prizes are a mini dirt bike, an ATV and two 85 inch TVs, drawn from entries taken on site that day.
Bring a tape measure and bring the equipment dimensions you actually care about. The single most useful thing you can do in those three hours is stand inside a 30 by 50 with your trailer length in your head and decide whether you need the next size up. That is a question that is very cheap to answer on August 29 and very expensive to answer after closing.

Every one is delivered move in ready with drywall and paint finish, not a bare shell you have to spend another $40,000 finishing.
Standard in every unit: a three quarter bath with sink, toilet and shower, a 24 foot trough floor drain, a shop sink with hot and cold water, heat and air conditioning, 5K LED lighting, a ceiling fan, a storage closet, one hour fire rated party walls between units, separately metered utilities, two to three parking spaces, room for a future office build out, and a one year builder warranty. Lofts and custom interiors are allowed.

The association handles snow removal, landscaping, common area maintenance, exterior building insurance, water, sewer, garbage and bylaw enforcement. Dues are $1,500 per year. That is $125 a month for a building you never maintain from the outside, and in a Williston winter the snow removal line alone earns most of it back.
This is a condominium, so you own your unit and a share of the common elements, and the bylaws govern the rest. That structure is why the exterior stays uniform and why one neighbor cannot turn the front of the building into a junkyard. Read the bylaws before you sign. I will walk you through them.
Does owning a shop in Williston beat renting one?
Comparable Williston shop space leases in the range of $16 to $20 per square foot per year, plus triple net. On a 1,500 square foot unit at the midpoint, that is roughly $27,000 a year before you add taxes, insurance and maintenance pass throughs. Five years of that is north of $135,000, and at the end of it you own exactly nothing.
The same 1,500 square feet here starts at $337,500 with $1,500 a year in dues. I am not going to hand you a payment figure without knowing your down payment, your rate and whether you are buying personally or through an entity, because those three inputs move the answer more than the price does. The other side of it is that these are investor friendly. You can buy a unit and lease it out, which is a different conversation entirely and one where the numbers, not the emotion, decide. Bring your current lease to the open house. Rate per square foot, term remaining, and what your NNN charges ran last year. That is everything I need to tell you in about ten minutes whether buying here is better than renewing.
Who are these shops actually built for?
Contractors and oilfield service operators who need to get a crew, a truck and equipment under one roof with a bathroom and a floor drain that can handle real work. Small business owners who have outgrown a garage and do not want a landlord in the middle of their growth. Investors who want a Williston asset that is not another residential rental.
Then there is the other half of the buyer pool, and I am not being cute about this: vehicle collectors, RV and boat owners, and people who want a heated, finished, air conditioned place to keep the toys and work on them in February. A 16 foot sidewall with a 14 foot door takes a fifth wheel without drama. Williston is a town where storage for that stuff is genuinely tight, and paying to store a camper somewhere else every winter starts to look silly once you have priced this.
Where is the build right now, and when does Phase 1 deliver?
As of the August 17, 2026 update, exteriors are moving fast. Steel siding, stone wainscot, windows, entry doors and overhead doors are installed across the first buildings, and the concrete aprons are poured. Inside, drywall is up and taped in the first units, with finishing work moving building to building. The site went from first cut of dirt in April to footings, framing in June, roofing in July, and stone exterior by late July.
Phase 1 delivers Fall 2026 with 18 of 22 units still available. Phase 2 follows Fall 2027 and Phase 3 Fall 2028. What you see on August 29 is not a rendering and it is not a model home in another town. It is the actual building you would own a piece of.
