The safest way to sell and buy at the same time in Williston or Watford City is to know your net proceeds first, then pick one of three structures: a home sale contingency, bridge financing, or selling first with a rent-back. Which one fits depends on your equity, your lender's read on your debt-to-income, and how tight the market is when you list.
In the Bakken, a vacant house in January still needs heat and snow removal, so a double move here is a timing problem as much as a money problem.

How do I know what I can afford to buy before my house sells?
Work backward from what your current property will actually net. Take a realistic sale price, then subtract your mortgage payoff, commission, and closing costs. What is left is your likely down payment. Illustrative only: if a house sold for $300,000, you owed $190,000, and selling costs ran about $20,000, you would net roughly $90,000. Your numbers will differ, so get a real pricing opinion before you tour anything.
Then ask your lender two questions. Can I qualify for the new property while still carrying the current mortgage? And what changes if I cannot? The answers tell you which of the three structures below is open to you. Our guide to buying a property in North Dakota covers the lender side in more detail.
What this means for you
Do not shop until you know your net proceeds and your lender has told you how a double mortgage would look on paper.

Option one
Should I make my offer contingent on selling my current home?
A home sale contingency protects you from owning two properties, but sellers often read it as a weaker offer. It works best when you have already listed or are under contract, when you offer a short window, and when you accept a kick-out clause that lets the seller keep marketing the property.
It tends to work better when inventory is plentiful and buyers have leverage. When the energy sector is busy and rotation workers are competing for the same listings, sellers are less patient. Our post on Williston's two housing markets explains why the answer can differ by price range.
What this means for you
List first, keep the window short, and expect the contingency to cost you in a competitive bidding situation.
Option two
Is a bridge loan or HELOC the better way to buy before I sell?
Both give you cash for the down payment so your offer can be clean. A bridge loan is short term, secured by your current home, and built for this exact situation, but it usually carries higher rates and fees. A home equity line of credit is often cheaper, but many lenders will not open one on a home that is already for sale, so it needs to be set up before you list.
Either way, plan for two housing payments. I tell clients to budget for at least two to three months of overlap, plus the cost of keeping the first property heated and plowed. Check current rate conditions through Freddie Mac's weekly survey and our mortgage rates post before you decide how long you can afford to carry both.
What this means for you
Bridge financing buys certainty on the purchase. You pay for it in interest and in two payments, so price the overlap before you commit.
Option three
What if I sell first and rent back from the buyer?
Selling first gives you a firm budget and a stronger position when you shop. The risk is being between homes. A rent-back, also called a post-closing occupancy agreement, lets you stay in the property after closing and pay the new owner rent for a set period, often a month or two. Put the rent, deposit, utilities, and move-out condition in writing.
If a rent-back is not on the table, a short-term furnished rental is the other bridge. Whichever you choose, keep your movers and storage flexible, because a winter storm can move a closing date.
Seasonality matters too. Spring and summer bring more listings and buyers, while a winter double move is harder on everyone. Our post on listing in fall or spring covers the trade-offs.
Timing
How do I line up two closings in Western North Dakota?
Aim to close both properties on the same day, or within a few days of each other. Build inspection time into both contracts, especially for furnaces, roofs, and frost-related foundation issues. If you work a rotation schedule, plan signing dates around your time home or ask your title company about remote signing where allowed.
The Consumer Financial Protection Bureau's homebuying tools are useful for comparing your Loan Estimate to your Closing Disclosure on the buying side. If you are a first-time or income-qualified buyer, the North Dakota Housing Finance Agency may have programs to check.
This guide applies to land, acreage, and investment property too. If you are selling a rental or buying a shop or acreage outside Watford City, the same sequencing rules hold, with more attention to financing terms for non-owner-occupied property.
What this means for you
Treat both closings as one project with one calendar, and leave slack for weather.
The coordination question
Why do so many Western ND clients choose Proven Realty?
A double move is two contracts, two sets of deadlines, two lenders or one lender doing double duty, title companies, and inspectors all moving at once. That is a coordination job, and track record is the fair way to judge who can do it.
Our team has closed over $440 million in Western North Dakota real estate across more than 1,200 units since 2019. In 2024 that was 279 units and $87.2 million, and in 2025 it was 256 units and $84.5 million. Erik has more than 1,400 successful closings since being licensed in 2015, through both the boom and the slowdown.
Others have measured that record, not just us. Proven Realty is the #1 eXp team in North Dakota and sits in eXp Realty's Top 250 teams in the US. We were named the 2023 Real Trends Best ND Large Team, Best of Williston six straight years from 2019 to 2024, and Williston Herald Best of the Bakken in 2023, 2024, and 2025.
For a seller who is also a buyer, that volume matters in practical ways. It means we know which lenders understand bridge financing and rotation income, which title offices can handle same-day closings, and how to negotiate a rent-back that protects you. When a contingency needs to be sold to a seller, we have the local history to make the case.
What this means for you
Ask any agent how many double-transaction moves they have coordinated here. The honest answer is more useful than any slogan.
FAQ
Questions I hear from people selling and buying at once
Should I sell first or buy first in Williston?
For most people, selling first is safer because it fixes your budget and avoids two payments. Buying first only works if you have the cash or financing to carry both.
How long will I pay two mortgages?
Plan for two to three months of overlap if you buy first. Your actual number depends on how fast your home sells and when the new purchase closes.
Can I use a HELOC on a house that is already listed?
Often not. Many lenders will not open one once a home is for sale, so set it up before you list.
What is a rent-back?
It is an agreement that lets you stay in the home after closing and pay the buyer rent for a set period. Get the terms in writing.
Is winter a bad time to sell and buy in North Dakota?
It is harder, not impossible. Fewer listings and weather delays mean more flexibility is needed, especially around movers and inspections.
Does this work for acreage near Watford City?
Yes, with a few extra steps. Land and non-owner-occupied property can have different financing terms, so talk to your lender first.
The families who get through a double move calmly are the ones who decided the order first and the house second.
Know your net, pick your structure, and keep both closings on one calendar.
