Updated October 2026

Rural North Dakota works for young families, retirees and remote workers for the same core reason: your money buys more space, a slower pace and a real community, in exchange for long winters and a few conveniences that take a drive. Each group pays that trade-off differently, so the right town, house and timeline depend on which one you are.

In Williston, half of homes go under contract in ten days or less, average rent has fallen while prices climbed, and the newest elementary school opened this fall, so the move rewards people who plan ahead and come pre-approved.

The Big Picture

Why are people moving to rural North Dakota right now?

I've sold real estate here since 2015, through the boom and the slowdown, and the people calling me today are different. It used to be mostly workers chasing a paycheck. Now it is families who want a yard, retirees who want lake access, and remote workers whose salary goes further on the prairie.

The growth is real. Site Selection magazine named Williston America's #1 Micropolitan for 2026 after the area landed 21 corporate facility projects in 2025. Williams County used its oil years to build: a new high school, the ARC, and Williston Basin International Airport. If you're comparing states first, my breakdown of where Americans moved in 2025 puts North Dakota in context.

"Rural" here means more than one kind of property: a lot in Williston or Watford City, one to two and a half acres with a shop, or bare land near Ray, Tioga or Alexander. At Proven Realty we work all of it, and plenty of relocating buyers end up wanting more dirt than they planned on.

What This Means For You

The question is not whether rural North Dakota is a good move. It is which version of the move fits your household. Read your section below, then the part on what all three groups have in common.

For Young Families

Is rural North Dakota a good place for young families?

For most young families, yes, and the reason is time. Short commutes, kids riding bikes on the block, and a town where neighbors wave give you back hours most metros take away. Ask families who moved here what surprised them and you hear the same two words: safety and peace.

I'll be straight about the numbers too. FBI data puts Williston's violent crime rate above the national figure, driven largely by a transient workforce and concentrated in drug and property offenses. Both things are true, so pull the data, drive any area at different hours, and talk to people who live there.

Schools: verify the address, not the neighborhood

Williston Basin School District #7 formed in 2022 from a merger and now serves roughly 5,200 students across about ten campuses. Sloulin Elementary opened this fall, and boundaries were reset when it did, so a listing description from last year may be wrong. We verify school assignment for every address before you offer. For performance data, the state's ND DPI Insights report card is the place to start. Private options include Williston Trinity Christian (PreK-12) and St. Joseph's Catholic (PreK-6), and homeschooling is legal and common.

Childcare is the thing families underestimate

Capacity is tight across the Bakken. Get on waitlists the week you accept the job, not the week you arrive. This one step does more for a smooth move than anything you do on the house.

What the house looks like

Families usually land in the upper tier: four bedrooms, 2,500 square feet or more, a finished basement and an attached garage. It is the fastest moving tier in Williston, so come pre-approved. For the second earner, Williston Economic Development has cited roughly 2,000 open positions.

My Read

The families who struggle here rarely struggle with the house. They didn't line up childcare, or they picked a home before confirming the school. When our team at Proven Realty handles those two first, the rest gets easy.

What This Means For You

Call childcare providers now, confirm the school for any address you love, and get pre-approved before you tour. Family homes here go quickly.

For Retirees

Should retirees move to rural North Dakota?

Retirees who love the outdoors and a close community do well here. Lake Sakakawea is close for boating and walleye, Theodore Roosevelt National Park's North Unit is about 90 minutes south, and the ARC keeps you moving all winter. Summer Nights on Main and Band Day make it easy to meet people fast.

The money side is friendly too. North Dakota does not tax Social Security benefits, Williston's effective property tax rate runs around 0.98%, and the state's Primary Residence Credit takes up to $1,600 a year off your bill with no age or income limit. Apply January 1 to April 1 or the property is treated as nonprimary for the year. Confirm your own retirement income picture with a tax professional.

The honest trade-offs for retirees

  • Healthcare: CHI St. Alexius Health is the regional hospital, and walk-in clinics cover the in-between days. Allow one to two months to get established with a new doctor. If you need frequent specialist visits, ask me first and I'll tell you plainly whether that works from here.
  • Winter: It is a season, not a shutdown, but a January heat bill of $300 to $400 for an 1,800 square foot home is normal. A heated attached garage is standard here, and for a retiree it matters.
  • Travel: XWA and the Amtrak Empire Builder get you to the grandkids, though some flights are cheaper out of a bigger airport.

My Read

For retirees I look hard at stairs, laundry location and the driveway before anything else. A beautiful split-level is a different house at 75 in February. Single-level living with an attached garage is the brief I start with.

What This Means For You

If your healthcare needs are routine and you enjoy the outdoors, the math and the lifestyle both work. If you need specialists often, have that conversation before you shop.

Online calculators skip the special assessments that fund streets and sewer here, and those vary block to block. Send me the listing or your situation and I'll compare your true all-in monthly cost against rent for the same square footage, free, whether or not you buy through us.

For Remote Workers

Can remote workers make rural North Dakota work?

Remote workers get the biggest financial lift, because they bring an outside salary into a local cost structure. Average rent in Williston was about $1,070 in August 2026, down roughly 11% from a year earlier, while home prices rose. That gives you room to rent while you learn the area, or to buy more house than you could where you're leaving.

Internet first, house second

Connectivity varies from a town lot to an acreage a few miles out. Before you fall for a property, confirm which providers serve that exact address and at what speeds. We make it the first filter for remote buyers, not the last.

Space to work

A dedicated office or finished basement is easy to find here compared with most metros. A heated shop with 220 power is its own property category in Williston, and one of the most common wish list items I see from remote buyers.

The part remote workers underrate: with no coworkers down the hall, your community has to come from the ARC, church, youth sports, the lake and downtown events. The people who lean in are the people who stay.

My Read

If your remote job feels permanent, buying usually makes sense once you know you'll stay three years or more. If it might end, or you're arriving mid-winter, rent first. I'd rather sell you a house in a year than the wrong one this month.

What This Means For You

Verify internet at the address, plan where you'll find your people, and decide rent or buy based on how permanent your job really is.

What All Three Share

What do young families, retirees and remote workers all need to know?

Whatever brought you here, the market rules are the same. The median sale price in Williston rose about 18% from 2023 to mid-2026, and half of homes go under contract within ten days. Correctly priced homes move fast and mispriced ones sit, which is why the average days on market is closer to 40. After more than 1,400 closings, the pattern I trust is simple: the buyers who win are pre-approved locally and ready to move on day one.

FAQ

Common questions about moving to rural North Dakota

Is rural North Dakota a good place to raise kids?

For many families, yes. Williston offers short commutes, new schools including Sloulin Elementary, and a strong community feel. Confirm the school assignment for your exact address and get on childcare waitlists early.

Does North Dakota tax Social Security?

No, North Dakota does not tax Social Security benefits. Homeowners can also claim the Primary Residence Credit of up to $1,600 a year on property taxes. Check your full retirement income picture with a tax professional.

Is internet good enough for remote work in rural North Dakota?

It depends on the exact address. In-town properties and many rural ones are well served, but service can change a few miles out, so verify providers and speeds before you offer.

Should I rent or buy when I move to Williston?

Rent first if your work is rotational or contract, you don't know your commute yet, or you're arriving mid-winter. Buy if your income is permanent, you're pre-approved, and you plan to stay three years or more.

How long does relocating to North Dakota take?

Most moves take 60 to 90 days from first call to keys, covering pre-approval, a remote search, a short visit, the offer and closing.

Young families, retirees and remote workers all come here for the same trade: more space, more community and more for your money, in exchange for winter and a few longer drives. Which version of that trade you're making decides the town, the house and the timing. Tell me which one you are and I'll tell you honestly how I'd do it.
