The most accurate website to search North Dakota real estate listings is a local MLS-fed search like Proven Realty's Home Search, because it draws from the same MLS that Western North Dakota agents list in, without the lag and advertising layer of the national portals. Zillow, Realtor.com, Redfin, and Homes.com are good for browsing, Crexi and LoopNet cover commercial property, and LandWatch covers acreage.
In Williston and Watford City, a well-priced property can go under contract while a national site is still showing it as available, so the local search is where you find out what is actually still for sale.
What are the best websites to search North Dakota real estate listings?
After more than 1,400 closings in this market, I can tell you the question is less "which site is best" and more "which site is best for what." Every site below is useful. They just do different jobs, and only one of them is built around this market specifically.
| Website | Best for | Watch out for |
|---|---|---|
| search.provenrealtynd.com | Current Western ND listings, saved searches, a local agent who answers | Focused on our region, not nationwide |
| Zillow | Browsing, photos, getting a feel for prices | Status lag, automated value estimates in thin rural markets |
| Realtor.com | MLS-sourced listing detail | "Contact" buttons may route to advertisers |
| Redfin | Clean map tools and comparisons | Same syndication lag as other portals |
| Homes.com | Neighborhood info and listing photos | National focus, light on local context |
| Crexi / LoopNet | Commercial, industrial, and investment property | Not every local deal gets posted there |
| LandWatch | Acreage, farmland, and rural land | Mineral rights and access need local verification |
Use the national sites to dream and compare. Use a local MLS search to act. If a listing matters to you, confirm it on the local search before you get attached to it.
Why does a local MLS search beat Zillow in Western North Dakota?
National portals get most of their listings secondhand. A listing is entered into the local MLS, then shared outward to the big sites through data feeds. That works, but every handoff adds a delay, and status changes like "pending" or "sold" are the updates most likely to show up late. In a fast-moving pocket of Williston or Watford City, that gap is exactly when serious buyers are writing offers.
The second issue is pricing. Automated value estimates lean on recent nearby sales, and rural Western North Dakota simply has fewer comparable sales than a metro. A shop on acreage outside Tioga or a newer build in Watford City can get an estimate that is off in either direction, and I have watched buyers and sellers anchor on that number before anyone walked the property.
The third issue is who answers the phone. On many portals, the "contact agent" button connects you with whoever paid for advertising on that listing, which is often not the agent who listed it. The Realtor.com site itself is operated under license from the National Association of Realtors, but the lead routing still varies by listing, so it pays to know who you are talking to.
Fewer dead-end inquiries, fewer "sorry, that one just went pending" calls, and a price conversation based on real local comps instead of an algorithm.
An article can point you to the right site, but it cannot show you this morning's inventory. Create a free account, set your town, price, and property type, and save the search so new matches come to you.

Are Zillow, Realtor.com, Redfin, and Homes.com still worth using here?
Yes, for what they are good at. Zillow is the easiest way to scroll photos and get a rough sense of what money buys in a given town. Realtor.com tends to carry detailed MLS-sourced listing data. Redfin has some of the cleanest map tools out there, and Homes.com leans into neighborhood information.
If you are relocating from out of state, these sites are a fine place to start learning the market from your couch. Plenty of the people we have helped move here, the kind of movers I wrote about in where Americans moved in 2025, started exactly that way. The step that matters is the next one: once something looks right, move it to a local search and a local conversation.
Keep the apps on your phone. Just do not let them be the last word on availability, price, or what a property is really worth in this market.
Where do you search for commercial property, shops, and land in North Dakota?
This is where most "best websites" lists fall apart, because they assume everyone is buying a house. Out here, a lot of buyers want a shop with a yard, an industrial building near the oilfield service corridor, a rental portfolio, or a few hundred acres.
For commercial and investment property, Crexi and LoopNet are the main national platforms. For acreage and farmland, LandWatch is the one most land buyers know. If land is your goal, my post on buying land in North Dakota covers what to check before you fall in love with a parcel.
Searching for a shop, a building, or land? Use the national platforms, then call a broker who works these property classes locally so you hear about the deals that are not posted.
How should you set up your North Dakota property search?
Here is the setup I would give a friend starting from zero:
- Browse wide on a national portal to learn what prices and property styles look like across Williston, Watford City, and the surrounding towns.
- Create a free account on search.provenrealtynd.com and save a search with your real criteria, so you are tracking current local inventory instead of stale listings.
- Check for assumable loans on ProvenAssumptions.com. Taking over a seller's lower-rate mortgage can change your whole budget, especially with rates where they are (see mortgage rates in 2026).
- Look into state programs through the North Dakota Housing Finance Agency if you are a first-time or moderate-income buyer, and get pre-approved before you tour.
- Read the full buying process in my guide on how to buy a property in North Dakota.
Selling instead of buying? The same logic applies in reverse. Skip the automated estimate and get a local property valuation built on real Western North Dakota comps.
Twenty minutes of setup puts the right listings in front of you automatically and saves you weeks of chasing properties that are already gone.
Questions people ask about searching North Dakota listings
What is the best website to find homes for sale in North Dakota?
For accuracy, a local MLS-fed brokerage search is the best option, because it reflects the local MLS directly. In Western North Dakota, that is search.provenrealtynd.com. National portals like Zillow and Realtor.com are better for casual browsing.
Is Zillow accurate in North Dakota?
Zillow's photos and listing details are usually reliable, but listing status can lag and its automated estimates are less dependable in rural areas with few recent sales. Treat both as a starting point and confirm with a local search or agent.
Why do some listings show as for sale when they are already pending?
Most national sites receive listings through data feeds from the local MLS, and status updates can take time to pass through. A search connected to the local MLS shows changes sooner, which matters in markets where good properties move fast.
Where can I find commercial property for sale in Williston, ND?
Crexi and LoopNet are the main national platforms for commercial listings, but not every local commercial or industrial deal gets posted publicly. Talking with a local broker who handles commercial property is the best way to hear about off-market opportunities.
Where do I search for land or acreage in Western North Dakota?
LandWatch is the most widely used national land site, and many local land listings also appear on MLS-fed searches. Before buying, verify access, utilities, zoning, and what happens with mineral rights, since those details vary parcel to parcel.
Do I need an account to save a search?
Yes, on most sites, including ours. A free account on search.provenrealtynd.com lets you save your criteria so you can come back to them, and it connects you with a local agent if you have questions.
Can I find homes with assumable mortgages in North Dakota?
Yes. ProvenAssumptions.com is built specifically to search North Dakota properties with assumable loans, which most national portals do not filter for. It is worth checking before you set your budget.
The internet made it easy to look at property in North Dakota. It did not make it easy to know what is real, current, and fairly priced here. That still takes a local source and someone who has walked these properties.
Browse wherever you like. When you are ready to get serious, search where the local inventory actually lives, and our team at Proven Realty will be on the other end.
