You cannot control where mortgage rates go, but you control a large share of the rate you personally get: your credit tier, your down payment, whether you buy points, how long you lock, and how many lenders you make compete. The biggest single move is the easiest one, which is getting Loan Estimates from at least three lenders on the same day.

In Williston and Watford City, add one more lever: use a lender who knows how to document oil field rotation pay, overtime, and per diem, because that is where local buyers lose time and sometimes lose pricing.

The first lever

How much does my credit score change the mortgage rate I get?

Lenders price loans in tiers, so crossing from one tier to the next can lower your rate in a way that is worth real money over the life of the loan. If your score sits just under a cutoff, ask your lender whether waiting a month or two gets you over the line.

A few months before you apply, pay down revolving balances, dispute errors on your credit reports, keep every payment on time, and do not open new accounts or finance a truck. I have watched a new vehicle loan move a debt-to-income ratio at exactly the wrong moment more than once.

My readBuyers spend weeks watching headlines about rates and ignore the one number they can fix for free, which is their own file.

What this means for you

Start cleaning up your credit three to six months before you want to buy, and ask your lender where the next pricing tier starts.

Go deeper

Put your own price, down payment, and rate into ProvenAssumptions.com to see what each lever does to your monthly payment, or send me your situation and I will tell you which lever I would pull first.

The second lever

Is a bigger down payment worth it for a better rate?

A larger down payment lowers the lender's risk, which can improve your pricing, and reaching 20% down on a conventional loan removes private mortgage insurance. Here is an illustrative example, not a quote: on a $320,000 purchase, 20% down is $64,000. If that is out of reach, putting down 10% instead of 5% can still improve your pricing and reduce the monthly payment.

That said, I will not tell a buyer to drain every dollar of savings for a slightly better rate. Winters here are hard on houses, and a furnace or roof does not wait for a good month. Keep a reserve.

What this means for you

Put down what improves your pricing without leaving you with nothing for the first-year repairs.

The third lever

Which loan type fits a buyer in Williston or Watford City?

Not everyone belongs in a conventional loan. These are the programs I see work for local buyers.

Loan typeWho it can fitWhat to ask
ConventionalBuyers with strong credit and a larger down paymentWhere is the next pricing tier, and when does mortgage insurance drop off?
FHABuyers who want a lower down payment and more flexible credit rulesHow does built-in mortgage insurance change my monthly cost?
VAEligible veterans and service membersWhat is my entitlement, and can I skip the down payment?
USDABuyers open to living outside town in qualifying rural areasDoes this specific address qualify?

Much of the countryside around Williston and Watford City may qualify for USDA, so check a specific address rather than assuming. You can check the rules on HUD's buying a home page, and look at first-time buyer programs through the North Dakota Housing Finance Agency.

Points and locks

Should I buy points, take a buydown, or lock my rate?

Discount points let you pay more at closing for a lower rate. One point typically costs 1% of the loan amount, and they only make sense if you stay past the break-even date. Illustrative example: if a point costs $2,500 and saves $45 a month, break-even is about 56 months, a little under five years. If your job or rotation might move you sooner, the math can fail.

A temporary buydown such as a 2-1 lowers your rate for the first year or two, and sellers sometimes fund it as a concession, which makes it a useful negotiating tool. For rate locks, ask how long the lock lasts, what an extension costs, and whether the lender offers a float-down.

My readAsk for a seller-paid buydown before asking for a lower price. In many deals it solves the buyer's real problem, which is the payment, more directly.

What this means for you

Know your break-even date before you pay for points, and ask what happens to your lock if closing slips.

The easiest lever

How many lenders should I get quotes from?

At least three, on the same day, and compare the rate, the APR, and the total fees side by side. Rates and fees can differ between lenders for the exact same borrower. Multiple mortgage inquiries inside a short window are generally treated as a single inquiry for credit scoring, so shopping should not hurt your score. You can see how the national average moves each week in Freddie Mac's rate survey, but your quote is the number that matters.

A local lender who understands energy-sector income can make underwriting smoother. For the full process, our guide to buying a property in North Dakota walks through each step, and our post on why your mortgage rate did not follow the Fed explains what actually moves the rate you are quoted.

Refinancing

Should I wait for rates to drop before I buy?

You will hear "marry the house, date the rate," and there is truth in it. If rates fall meaningfully, a refinance could lower your payment. But refinancing has its own closing costs and it is never guaranteed. Buy a property whose payment works today and treat a future refinance as a bonus.

The same logic applies beyond homes. If you are buying a rental, a shop, or land, the lender and the rate matter even more, and I would run the numbers the way I describe in our Bakken market read before committing.

Why us

Why do so many Western ND clients choose Proven Realty?

Rate strategy is only as good as the deals it is attached to, and that is where track record matters. Proven Realty is the #1 eXp Team in North Dakota and one of eXp Realty's Top 250 Teams in the United States. We were named the 2023 Real Trends Best ND Large Team, and we have won Best of Williston six years in a row (2019 to 2024) and the Williston Herald's Best of the Bakken in 2023, 2024, and 2025.

The volume behind those awards is what helps you on rates. Our team has closed over $440 million in sales across more than 1,200 units since 2019, including 279 units in 2024 and 256 units in 2025, and I have personally passed 1,400 closings. That many files means we know which local lenders handle rotation income cleanly, which ones quote honestly, and which ones go quiet when a closing date tightens.

What this means for you

When you work with Proven Realty, you get introductions to lenders we have already seen perform on real Williston and Watford City closings, not a cold list.

FAQ

Questions buyers ask me about mortgage rates

How can I get a lower mortgage rate in North Dakota?

Improve your credit tier, increase your down payment if you can do it safely, and compare Loan Estimates from at least three lenders. Those three moves usually matter more than timing the market.

Do multiple lender quotes hurt my credit score?

Generally no, when the inquiries happen inside a short window, because scoring models typically treat them as one inquiry. Confirm the window with your lender.

Are discount points worth it?

Only if you will keep the loan past the break-even date. Divide the cost of the points by the monthly savings to find it.

Can I get a mortgage with oil field income?

Yes. Rotation pay, overtime, and per diem can be documented by a lender who understands energy-sector income, so raise it at the start.

What is a 2-1 buydown?

It lowers your rate for the first one to two years, and sellers sometimes fund it as a concession, which can be a useful negotiating tool.

Should I refinance later?

It may help if rates fall meaningfully, but it has costs and no guarantee. Buy at a payment that works now.

I have sold property here through the boom and the slowdown, and the buyers who felt best afterward never waited for a perfect rate. They fixed what they could control and bought what they could carry.

Do the same: prepare your file, shop the lenders, and let the rate be the one thing you do not lose sleep over.
